Brief - Convert the loft of a modern town house into a useable space

Townhouse living suited Kierans growing family offering space for for individual time as well as family space however the family expanded and changed more space was needed. A large unused loft was the obvious answer. This could become a bedroom or shared family space and would give the house a lot of options.



Steels and Sprinklers

AG Construction and Developments were invited to quote for the job of creating a loft conversion in an already 3 storey town house on the outskirts of York by Kieran.


The family desired an extra bedroom initially but the space the loft conversion created was so amazing it ended up becoming a shared family space!


During the build there were lots of challenges. Getting the steel into the roof space was very tricky but the team pulled together to carefully get it in.


Building regs required a sprinkler system fitting throughout the whole house. This needed to be done sympathetically to ensure the house didn't take on an industrial look and remained a family house.

The end result was far beyond what the family had wished for. The space is light and airy with amazing views. Initially it was planned to be used as a bedroom but it was such a nice space it became a candidate to be used as family room later!


Everyone is so happy with the new space it became a battle for who sould get it as their room!

It's the little details like how they hid the sprinklers and the superb staircase which was built on site, which just make the build.


Even tidying up and keeping the house neat meant the build didnt upset the lives of everyone too much.

Transcript of the video from Kieran: Hi I'm Kieran, I've been working with Alex and Graham from AG for a long time, probably over 10 years, doing everything from plumbing and boilers, to putting a whole extra story on my townhouse. That was a huge project! Since moving I've used them in in multiple homes for building work including this living room and converting a garage into an office. They do amazing work, really good quality, really nice guys, great attention to detail and quality of finish.


 The townhouse project was a big project. It was already three stories and I decided it would be a really good idea to put an extra floor on the house. Poor Alex and Graham and their team had to lug steel up three flights of stairs, scaffolding and roof lights into the into the air. We even had to fit sprinkler system throughout the whole house, with hundreds of litres of water in tank in the eaves cupboards, woodwork, a really nice custom built staircase which they made on site. That was incredible to watch.


It was just having the extra space. It was already a large house but the roof room we made into a bedroom initially but it was so bright because they added windows on the side you could see across the countryside and stuff. It was a really nice bright airy room way up at the top, which in a townhouse, it's a tall building! It's away from everyone else so it's it's a nice place to be!


It was, it was a big project but at the end of it you wouldn't know that it was an extension. It just looks like the rest of the house. It was really good, a great room to add to the house.


I would recommend them to anyone who need to build any size project.
