Jan moved to Pocklington to be near family. She knew she wanted a bunglaow with a sunny garden but when looking found most were needing some significant modernising to make them into the perfect home. When this bungalow with decent space, a blank canvas and a garden facing the sun came up, she knew she had to go for it.

I bought Rosegarth in 2021. It's a 1970s bungalow and when I saw it, it was very old-fashioned, very outdated. But I knew what I wanted to do and so I did it
.Coming through then through the hall and into the bedroom. It is two bedrooms. This one is mine.
Nice square room and I'm showing you in here mainly because of the door. This door was not here, this was just a blank wall and Graham and Alex made this into a lovely en suite for me. It was the old kitchen, there's the kitchen window, new glazing, the kitchen door was where the loo is, but it's made a very, very nice en suite, half the old kitchen. There's nothing wrong with the kitchen, to be honest, it was fairly new but wasn't what I wanted. So let me show you the other half of the kitchen, the old kitchen. Okay that's the airing cupboard, here's the utility room that was made, the other part of the kitchen and a rather nice idea in the corner here, plenty of storage for all those things that you need but you don't need every day.
They made very good use of the space. And then the last thing that's been finished is a very old, tired bathroom. This has been finished fairly recently. It had a bath, it had two windows, one window was taken out and where the bath was now I've got lots of storage space for my collection of shoes.
Lots more storage space here. Their joiner made this bespoke, obviously, for me, and I'm extremely happy with it. They came up with some good suggestions and put them to use.
And then we come into the kitchen. My favorite place. This was a very old, dilapidated dining room that was never used by the previous owners. No lights, no natural light. And then it came to here. And then there was a small conservatory on the back there. So you can see we've made a lot of difference in here.
I wanted something with a lot of light, I wanted something contemporary, and I wanted to be able to see the garden from as many viewpoints as possible. The Veloxes are a great idea, and they are of course electric, work by remote control. Everything's perfect, all fitted by A&G developements, they're people, and very happy with everything.
The build involved numerous elements all brought together to deliver a stunning home:
It's a small two-bedroom bungalow, but it was in the right place and the right orientation. And I could see it had a lot of potential. The thing was, how was I going to do it? I'm on my own and I knew I needed a builder to trust, someone who would help me through the whole process. And when I met Graham and Alex, I thought they were the right people for the job. So we've taken a very old
1970s bungalow that was very much in need of renovation and renovated the whole thing. All with Graham and Alex, and they've done a really wonderful job. When I first came into the bungalow my heart dropped. It was very dark and not my type at all but I could see that the room sizes were pretty good apart from the kitchen which was very tiny and also a wasted dining room.
So the build started in November and we started with the outside. .
The foundations were dug and then I thought, really, this is where it starts. There was a portaloo outside. There were building blocks and stuff everywhere. And, it was really quite, quite daunting, but Alex and their team, and I got to know them all really well.
Plumbers, the joiners, the electricians, as well as Graham. And the outside was finished before Christmas. So before that, the old dining room was really quite wasted. So the first thing that went down was the conservatory. And then I wanted quite a large extension to make a through dining and kitchen area.
And so that's what I drew down and they agreed. They did a few tweaks here and there, but all with my approval. And then I decided that I wanted to have a utility room and an en-suite. So the old kitchen, nothing wrong with it. It was quite nice, but it was ripped out and split in two and half became my en-suite and the other half a utility room which has been extremely useful. Then the last thing that I really wanted to tackle was a very old fashioned bathroom with two windows, tiled throughout, swags and tails that really were not my style and the bath that I never used. So they took the bath out and their joiner made bespoke units for me for the new cupboards and also the cupboards underneath and they've made a really good job of it.
So everything that was in my mind really has been achieved. I first learned about AG through my daughter. She had an extension done herself and was very pleased with the work. And in fact, she used to go to school with Alex. So she said, why don't you give them a go? I'd already got two quotes from different builders, but Alex and Graham both came to see me and listened to what I had to say. I had ideas already what I wanted to do. And they listened.
And they were very helpful, very thoughtful, very kind. The whole team, they were always cheerful. They were always buoyant, as long as I gave them lots of cups of tea. And they were very tidy. They cleared away every night. They made sure the outside was tidy as well as it could be. And really arrived on time, left sometimes very late, but always with a smile and always extremely helpful. Good workmanship.
I suppose everyone has the same challenges here, particularly for me being on my own and only having two bedrooms and the rest of the house really was in chaos. So it was difficult. And I won't deny that. Sometimes it was rather cold. The main problem as anyone will tell you is the dust, which is everywhere. But it is in the end all worth it. Now, everything that I wanted, everything that I wanted and dreamed of is here. And so without their help, and I could easily have had other builders, the other two quotes I must say were very good, they were very reasonable, but what won me over really were Alex and Graham. And I trusted them. And also they made me feel as though they were going to look after me. And they did!
